Manages projects concerned with construction of buildings or other construction projects by performing the following duties personally or through subordinate supervisors.

Requirements:

Qualifications/Computer Skills: •Computer literacy is required. •To perform this job successfully, an individual should have knowledge of Microsoft Office suite including word processing software, delivery software, and basic Excel spreadsheet software. •Project management software knowledge is required. •Must be willing to travel to project locations in Denver Metro region. Education/Experience: •Bachelor's degree (B. A.) in Building Science, Construction Management, or an Engineering discipline from accredited four-year college or university is preferred. •4+ years proven experience as a Assistant Project Manager or Project Engineer. •Experience with commercial construction building projects of $1M+. Salary Range: The salary range for this position is between $60K-$75K per annum, based on experience and qualifications.

Work conditions:

Essential Duties and Responsibilities include, but are not limited to the following, as other duties may be assigned: •Understand estimating, office, and fied operations of the Project. •Maintaining excellent relationship with owner, architect, consultants, subcontractors, and public. •Primary liaison with permitting authorities and regulatory agencies. •Interpretation of plans, specifications, and contract documents for construction on basis of project estimating, scheduling, safety, quality control, personnel, and financial risk for each phase of construction. •Has an ability to assist in estimating the cost and scope of the project. •Help solicit bids from and qualified subcontractors and vendors. •Assist with the interpretation and adherence to standard construction Prime Contracts. (AIA, ConsensusDoc, DBIA, etc.) •Review shop drawing, submittals and schedules, and process RFIs •Monitoring the quality control, safety and environmental programs. •Understands and assists with managing projects to industry project document control standards. (Daily Reporting, RFI, submittals, Change Orders, Billing, etc.) •Aid in procurement of long-lead subcontractors and vendors with conformance to project schedules. •Resolve field problems and conflicts with subcontractors, suppliers, and workforce. •Assist Project Manager with setting-up project reporting procedures. • Aid in developing and monitoring the project schedule and project budgets. •Demonstrated ability to apply construction plans and engineering methods. •Assist Project Manager in development of subcontracts and major purchase orders. •Help Project Manager with understanding and enforcing contractual responsibilities, contract documents and resolve disputes. •Handle change orders, including pricing, processing, and assessing cost and schedule impacts, and preparation of claims. •Preparing/verifying and monitoring progress billings to owner and from subcontractors. •Inspects work in progress to ensure that workmanship conforms to specifications and the adherence to construction schedules. •Prepares daily reports on progress, materials used and costs, and adjusts work schedules as indicated by reports. •Providing performance status reports regarding cost forecasts, schedule, and safety. •Assist with obtaining project profitability. •Being involved in all facets of project close-out. •Other duties as assigned. Work Environment: While performing the duties of this job, the employee is frequently exposed to wet or humid conditions (non-weather); work near moving mechanical parts; work in high, precarious places; fumes or airborne particles; toxic or caustic chemicals; outdoor weather conditions; extreme cold (non-weather); extreme heat (non- weather) and risk of electrical shock. The noise level in the work environment is usually loud on the jobsites. Physical Demands: While performing the duties of this job, the employee is frequently required to stand; walk; use hands to finger, handle, or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch, or crawl and talk or hear. The employee is occasionally required to sit for long periods of time. The employee must regularly lift and /or move up to 100 pounds and occasionally lift and/or move more than 100 pounds. Specific vision abilities required by this job include Close vision, Distance vision, Color vision, Peripheral vision, Depth perception and Ability to adjust focus. The employee is regularly required to use a computer for long periods of time. To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.
